Byrne Job Synopsis

Tom and Patsy Byrne came into our offices in the summer of 1998. They had learned of KSI through a direct mailing of our brochure and were interested in having a home designed and built by KSI. In our initial meetings they brought in various books and articles on Craftsman style homes detailing both interior and exterior features that they wished to incorporate into their new home. Tom had also prepared a number of sketches that blocked out how he wanted the rooms arranged for their living style. We also met on the site to review what the geographical limitations of the property were and how to orient the view and ensure easy access to the beach

After the preliminary design was complete, we soft-bid the job to get a preliminary cost for the project. The Byrnes felt, after this initial run at costs, the need to reduce the size of the house somewhat to be able to incorporate the many detailed (and expensive) features associated with Craftsman style homes (i.e.: wood divided light windows, period lighting, cedar shingle siding, period hardware, etc.). The house was then redrawn and rebid. At the Byrnes' approval, the project was submitted for permit in late 1998. Because of the site conditions, actual construction started in the spring of 1999. The Byrnes maintained their Seattle home during the course of construction and the construction details were handled via telephone communication and periodic meetings on the jobsite.
